What to know before you touch it

Mold is a symptom. Removing the growth without fixing the moisture that fed it guarantees it comes back, usually in the same wall.

How fast does mold start?

Wet building materials can begin growing mold in 24 to 48 hours. Visible growth follows on its own schedule, which is why a water loss that was never dried properly can surface as a mold problem weeks later.

Do I need a test first?

Usually yes. Testing establishes what is present and where, which sets the scope and gives you a defensible baseline. Guessing at the scope is how remediation gets redone.

Why not just clean it with bleach?

Bleach treats the surface and adds moisture. On porous materials the colony survives below the surface, and disturbing it without containment sends spores through the rest of the building.

What does proper remediation look like?

Containment and negative air pressure first, then controlled removal of affected materials, HEPA filtration, antimicrobial treatment, and drying the moisture source so it does not return.

How do I know it worked?

Post-remediation verification. Air and surface sampling after the work confirms clearance, and you get the documentation, not just our word for it.

Is mold covered by insurance?

It depends on the cause. Mold resulting from a sudden covered water loss is often covered; mold from long-term humidity or neglected maintenance usually is not. We document the origin either way.

I cannot see mold but the room smells musty. Is that mold?

Often it is. A musty smell is microbial growth producing gas, and summer humidity can grow mold with no leak involved at all. Smell is frequently the first sign, and sometimes the only one, before anything is visible.

Where does mold hide in Michigan homes?

Behind basement drywall, under finished basement flooring, inside wall cavities near exterior walls, around bath fans that vent into the attic, and under cooling coils and supply runs where condensation collects.

Can I stay in the house during remediation?

Usually yes. Containment and negative air pressure keep the work area separate from the rest of the building. If the scope or occupants’ health make that inadvisable, we will say so up front.

How long does mold remediation take?

A contained single-room scope is often two to four days including drying and verification. Larger scopes depend on how many materials have to come out and how long the moisture source takes to correct.

What if the mold came from water damage you did not dry?

We will still handle it, and we will tell you plainly what the drying record shows. The point is to fix the moisture, clear the growth and document the cause so the claim and the repair both hold up.
